With more than 23 years of experience working in the Texas land clearing market, I have seen the ebbs and flows of Texas real estate. Prices have steadily risen over the years, even on properties in distress or overgrown with an abundance of vegetation. However, the one thing that holds true is that the cleanest-looking properties help maximize property value and bring the most money when they return to the market.
Approximately 90% of Cedar Eaters’ business is for the private land owner. We work daily with landowners to develop plans on how they can maximize the value of their land investment. Clearing the land or cleaning up the excessive vegetation growing on their land is our main business model. Sure, building infrastructure like roads, ponds and homes can also help increase the value of one’s land, but if the vegetation growing within the property is excessive, it can often hinder the ability to see the true potential of the property.
Our goal when meeting with our clients is to provide a cohesive plan that brings the unique features of each piece of property to the forefront. No matter the size of the property, there are usually features like hardwoods overtaken by brush, historical pasture land covered with trees, views that can’t be seen and even water features that can’t be experienced, just to name a few. Exposing these features and bringing them back out so that they can be experienced adds value to the property.
During our initial site visit, we will discuss the property owner’s priorities and find out what truly matters the most to them. We may also provide insight into how things recover over time, and we will make suggestions as to where they will get the biggest bang for their buck. We want to see their property succeed and achieve its full potential so that landowners can maximize property value. If there is something we can’t handle or if the expense far outweighs the return, we may suggest other options. Remember, our goal is for the landowner to maximize their investment, not make wasteful bad decisions. Contact us today for a free estimate.
